About Chiang Mai Property Portal

Chiang Mai Property Portal is a free and easy-to-use platform that helps agents and private sellers list properties, and helps buyers and renters find homes in Chiang Mai. We created it to solve the problems of slow national websites and disorganized Facebook Marketplace listings.

Yes. You can list your property for free with photos, details, and proper categorization. We also offer optional paid services (such as professional photography or full listing support) if you want extra help.

Anyone can use it — real estate agents, private homeowners, landlords, and people looking to buy or rent in Chiang Mai.

Unlike Facebook Marketplace, we have proper filters, categories, and search tools. Unlike big national portals, we are focused only on Chiang Mai, faster, simpler, and more transparent.

Listing Your Property for Free

Click the “Create a Listing” button on the website, fill in the property details, upload photos, and submit. Your listing will go live after review (usually within 24 hours).

You should include the property type, location, price, size, number of bedrooms/bathrooms, and clear photos. The more details you provide, the easier it is for buyers to find your property.

For Foreign Buyers & Expats

Foreigners can own condominiums 100% in their own name. For houses and land, foreigners usually register through a Thai company or long-term lease. We can guide you on the options.

Important points include ownership rules, due diligence on the property, understanding the local market, and working with trustworthy people. We focus on being transparent and helping foreigners navigate the process safely.

We can introduce you to trusted lawyers and consultants who specialize in helping foreigners with property purchases and long-term stays in Thailand. We do not provide legal services directly but can connect you with reliable professionals.

Real Estate Basics in Chiang Mai

Yes, like anywhere else, property values can go up or down depending on location, condition, market conditions, and maintenance. Well-located and well-maintained properties in popular areas tend to hold or increase in value over time.

It depends on the location, condition, and renovation needs. Older homes in good locations can offer better value and more character, but may require more maintenance.

Popular areas include Nimmanhaemin (Nimman), the Old City, Riverside, Santitham, and parts of Hang Dong and Mae Rim. Each area has different advantages depending on lifestyle and budget.

Common documents include title deed (Chanote), house registration, ID cards or passports, and sales agreements. We always recommend using a lawyer for the final steps.

Chiang Mai remains popular with both locals and foreigners. Demand is steady, especially for well-priced properties in good locations. We regularly share market insights on our blog.
